It is estimated that the projected cost saving of over 50% on the building wide dynamic flush will be in excess of £50,000 and this will also reduce the projected programme by 50%, thus ensuring time and disruption to the Client and tenants are fully minimised. There will also be significant maintenance savings going forward by removing the need to chemically dose the closed water systems.
Focus FM were appointed by the client to oversee the draining down and dynamic clean and flushing of the heating & cooling pipework and fan coil unit systems due to reports of very poor water quality and signs of corrosion in the system at an a grade A multi tenanted office block with retail space located in central Bristol, 100,922 sq ft.
Due to the extremely high level of the project costs and the risk of causing further corrosive damage to the pipework systems and the disruption to tenants as a result of draining down and refilling with chemicals, Focus FM have recommended the option of installing a live filtration system.
A reaction tank and main water filter unit will be installed with water filtration installed side stream to speed up the cleaning process. It is anticipated that the water quality will be increased exponentially within 30 days to comply with current water quality regulations.
This will remove oxygen, minerals, dirt, sludge, bactericidal, reduce electrical connectivity and stabilise the PH levels which will increase the longevity of the systems.
