Initial preferred method provided to Focus FM within the Client brief was to utilise AHSPs and WSHPs in a cascade setup, we reviewed this as one of the options and discounted it as not viable, mainly due to insufficient spare plant space on the roof. Our recommendation would allow the removal of the existing gas fired boilers and gas fired water heaters, therefore reducing fossil fuel emissions, moving the property towards Net Zero Carbon and to the overall improvement of the buildings EPC rating.
Focus FM were commissioned by the client to complete a feasibility study for the future provision of heating and domestic hot water (DHW) to improve the EPC Rating at a prestige, 9-storey multi-let commercial office building. Our final recommendation was for the installation of ASHP systems serving the main AHUs and reception underfloor heating system, stairwell electric panel radiators and electric DHW heaters to replace gas fired boilers and gas fired water heater systems.
The main aim was to do away with the existing Boilers and Gas Fired Water Heaters and re-provide using appropriate electric/heat pump solutions to provide the required levels of service to meet the future needs of the property, whilst improving the EPC rating – all as initially recommended by client EPC & EPC Rating Improvement Report.
Surveys were undertaken in late June 2023 with the final report being issued to the client in July 2023.
