The complete removal of the existing lifts and installation of the new duplex passenger lifts were achieved without incident. Consideration was given to minimise disruption to the public using the Shopping Centre car park and the Theatre during the works with the property remaining fully operational. The new equipment installed will provide a reliable service, with a 15/20-year serviceable life expected for these busy lifts, whilst also gaining current compliance to the latest lift standards.
Our Vertical Transportation Projects team undertook the project management of a complex full replacement of a duplex pair of passenger lifts within a fully operational shopping mall and in-use theatre, to provide a more energy efficient and reliable lift. Close strategic planning with the client, Centre staff and the specialist Lift Installation Contractors was carried out regularly to ensure minimal disruption to the public during the removal of the old passenger lifts and installation of the new passenger lifts.
The Focus FM VT Project Team undertook the production of a Technical Performance Specification and JCT Design and Build Contract and these were used to undertake the competitive tendering of the works to appropriate Lift Contractors. Following receipt of the tender returns, we carried out a full tender analysis and compiled a Tender Analysis Report with a recommendation for Contractor appointment.
We then undertook the project management through to successful completion, including all snagging and witnessing of commissioning and testing.
The duplex lifts provided additional challenges due to the location of the lowest set of their landing entrances, which is directly adjacent to the main entrance to the Theatre. With the erection of bespoke metal hoardings, additional barriers, and signage, we were able to achieve separation of the works from the public and minimise any disruption to free access to the Shopping Centre and Theatre.
