The EPC Improvement report analysed various scenarios involving the modification or replacement of specific plant and equipment to determine the potential impact on the building’s EPC rating.

A Level 5 model of the property was developed using the latest version of Design Builder, establishing a baseline EPC rating under current regulations. This baseline rating was a B50 which is on the cusp of a B & C rating. The requested scenarios were then simulated, including the replacement of existing non-LED lights through the ongoing LED replacement program and the substitution of carbon-generating gas boilers with high-temperature heat pump technology. These changes improved the rating to a potential B35 from the baseline of B50 and the current lodged C70 certificate.

Utilizing software modelling provides significant advantages, as the digital twin of the property can now support future project work beyond EPC modelling.
