Focus FM demonstrated that, with replacing key outdated plant and equipment with modern energy-efficient systems, the property could successfully provide heating and cooling while improving the EPC rating to meet current and proposed Minimum Energy Efficiency Standards.
The client engaged Focus FM to carry out a feasibility study into the future provision of heating and cooling at a property located in the heart of London. This was to include a review of the existing philosophy of provision of the heating and cooling services throughout the building and consider the requirements for their refurbishment and / or replacement to provide the required levels of service to meet the future needs of the property, whilst improving the EPC rating in both medium and long-term strategies.
A comprehensive site survey was conducted to assess the feasibility of future plant replacements, taking into account space, planning, and electrical load requirements. Various options were then presented in the report. By modelling the building using the latest version of Design Builder software, we demonstrated the impact of these options on the future EPC rating, in line with current Minimum Energy Efficiency Standards. The study successfully showed that the future provision of heating and cooling at the property could be achieved with minimal disruption to the client. Additionally, the use of software modelling offers significant advantages, as the digital twin of the property can support future project work beyond EPC modelling.
