The report provided a detailed comparison between the existing recharging strategy and the one developed by Focus FM. It demonstrated that the majority of tenants would benefit financially from the new strategy, with some tenants saving up to 35% on their energy bills. Focus FM effectively showed that it is possible to fairly allocate energy costs for heating and cooling based on individual heat meter consumption rather than distributing costs among tenants according to the floor area they occupy.
The client commissioned Focus FM to conduct a feasibility study on utilizing the recently installed heat meters for recharging and billing purposes at a London based commercial building. The objective of this study was to identify the most appropriate and cost-effective methodology for recharging tenants for their energy consumption, leveraging the new heat meters and existing gas and electric recharge metering, in compliance with The Heat Network (Metering and Billing) Regulations 2014.
The comparison between the traditional recharging strategy, based on the occupied floor area, and the newly developed strategy utilizing the installed heat meters was presented in a table, highlighting the effects of both approaches.
The advantages of using heat meters for recharging include:
- Motivating and incentivizing tenants to reduce energy consumption.
- Complying with the Heat Network (Metering and Billing) Regulations 2014.
- Increasing the accuracy of utility cost allocation.
- Reducing the carbon emissions of the property.
Data from the existing electrical, gas, and heat meters was compiled and analysed. The comparison revealed that 80% of the tenants would benefit financially due to their actual heating and cooling usage.
