The initial report submitted to the client was discussed and amended before being presented to the client for review and discussion. One of the primary objectives of the latest report was to continue to improve the building’s Energy Performance Certificate (EPC) rating to ensure the building continues to offer the client a solid investment and that the building remains rentable.
Focus FM have had an ongoing involvement at this London based property since 2014 and were instructed to undertake a Planned Maintenance Programme (PMP). The purpose of a PMP is to provide the clients with a financial plan in preparation for the replacement or refurbishment of the engineering services assets and to have an understanding of the overall condition of the assets based on their life expectancy. One of the main priorities was to look at the plan with the knowledge that some of the floors had recently been refurbished with new lighting and refrigerant based heating and cooling systems.
The goal was to look at the impact in replacing the gas boilers with an alternative source along with upgrading some of the distribution systems.
Looking to increase the existing Solar Thermal System and looking at replacing the existing chemical water treatment system with chemical free electrochemistry units. Advising the upgrading of some of the low voltage switchgear to give a more robust energy supply. Reviewing the passenger lifts to reduce the maintenance costs based on the life cycle and availability of parts for the existing units.
