ACHIEVEMENTS
Successful replacement of the entire Fire Alarm System was achieved avoiding any disruption to the buildings occupants whilst maintaining full coverage of this essential life safety building service. The replacement system provides improved system resilience and also was able to extend its capacity for future Tenant fire loop expansion. Due to savings achieved on the project (see ‘Details’ below) a fire alarm system graphical head end was also introduced to aid users with system operation and visibility thus enabling quicker responses to fire all alarm activation events and faults.
The Projects team led the project management of a replacement Fire Alarm System for this 108,000sqft multi-let commercial office building. The works were done whilst the building remained occupied. Close strategic planning with the Client’s team was key to ensuring that both the existing and replacement life safety Fire Alarm Systems were kept fully operational 24/7, ensuring a seamless transition from the old to the new.
The project comprised our Project Team undertaking the production of a Technical Performance Specification, a JCT Design and Build contract, competitive tendering of the Works, full Tender Analysis of submissions, recommendation for Contractor award and full Project Management of the works including all final snagging and witnessing of the works.
One unusual technical challenge with this project was the condition of a number of existing bell circuit cables which were deemed unsuitable for re-adoption. This issue was overcome by selecting an electronic loop driven sounder pre-programmed to exactly match that of the remaining mechanical bell tone. This solution provided a considerable cost saving for the project and a reduced programme for delivery, with the works being completed both early and under budget.
