The Focus FM Projects team understands what it takes to undertake complex engineering services, lift and escalator projects in occupied buildings. Their aim across all of our projects is to create robust, energy efficient strategies that are easy to control, operate reliably and are cost effective.

The nature of our business helps us to take a holistic approach in terms of building operation, maintainability, reliability and life cycle costing.  Above all, we ensure that all plant and equipment work as they are intended to. We pride ourselves on keeping our clients well-informed with detailed and accurate cost and programme advice throughout each project.

At Focus FM, each project is a bespoke process and we use our extensive experience to create the optimum solutions for each individual project. Our knowledge of how buildings work helps us to ensure solutions are always implemented to the highest standards with each project fully and correctly commissioned and all relevant client training carried out and documentation in place.

Our consultants have extensive experience in providing a complete service of technical specification, procurement and project management – including contract administration. They have undertaken an array of projects from the straightforward to the extremely complex.  Our projects in this area range from the replacement of door operators and controllers to full upgrades of all major items of lift and escalator installations.

We approach each feasibility study and option appraisal with great care and attention, considering all possible design options.  We undertake detailed site surveys and co-ordinate the input of other professionals as necessary. Each study considers site-specific factors, life cycle costs, energy efficiency and maintenance. We also produce Condition Reports, reviewing the current condition of plant and equipment. All our reports give clear recommendations on any improvements that should be made, including accurate budget costings and expected project programmes.

Our consultants’ expertise leaves them well placed to provide property professionals with the support they need during their building engineering services projects. This includes ensuring that schemes conform to current best practice and legislative requirements, will perform in a safe and efficient manner, and can be maintained effectively. It also includes ensuring schemes are installed in accordance with the design brief and are correctly commissioned and handed over to the building management team. In addition, our technical advisory service offers a review of Tenants’ MEP fit-out works under a Licence to Alter.
